Resident FAQs
How can I submit a rental application?
It's super easy! Just click here to use our online portal. The portal will guide you step by step through the application process. Keep in mind you’ll need to be at least 18 years old to apply.
Can I apply for a property I haven’t seen in person?
We strongly recommend you view the property before applying. Properties can look different in person compared to online photos. We want to make sure you love your new home! If you apply without viewing, the application will be denied and application fees are non-refundable. If you're out of town, perhaps a friend or family member can tour the property on your behalf.
How do I schedule a property viewing?
Simply call the number on the listing or click here to contact us through our website. Once we get your request, we’ll arrange a property tour for you as soon as possible. We’re excited to help you find your next home!
Will I need to sign a lease?
Yes, after selecting a property, submitting your application, and getting approved, you’ll need to sign a lease. This can be done online or in person. Most of our properties come with a 12-month lease, which spells out both your responsibilities and ours as your landlord.
What’s your security deposit policy?
Security deposits vary by property, but in most cases, it’s equivalent to one month’s rent. The deposit is required to reserve your unit, and the first month’s rent is due before we hand over the keys.
How do I pay rent?
Rent payments are made online through our tenant portal, which you can access via desktop or mobile app. You can pay directly from your bank account for free, or by credit card for a small processing fee. Click here to access the tenant portal now.
Please note that we don’t accept cash payments for security reasons.
When are rent increases applied?
Rent increases usually happen after your lease term expires. They’re not automatic, though. At renewal, we assess market rents and, depending on the property owner's expenses, rental rates may be adjusted.
Can late fees be waived?
Unfortunately, no. Federal Fair Housing laws require that we treat all tenants equally, so we cannot waive late fees once they are applied.
What happens if I can’t pay rent on time?
We understand that sometimes life throws curveballs. If you think you’ll be late on rent, please reach out to us before the due date so we can work together on a solution. If we don’t hear from you and rent is overdue, we are required to follow standard procedures, which could include starting the eviction process.
Can I have a roommate?
Absolutely! Just let us know, and we’ll guide your roommate through the application process. Once approved, all adults living in the property will need to sign the lease. Keep in mind, adding a roommate without approval is a violation of your lease and could lead to termination.
What qualifies as an emergency?
An emergency is anything that threatens safety or causes damage to the property, like a gas leak or a burst pipe. If you're unsure, it's better to contact us right away, and we'll help you determine the urgency.
What’s the pet policy?
Pet policies vary by property, so please refer to your lease agreement for details. If you’re thinking about getting another pet, give us a call first. We’ll review the terms and process your request individually.
Can I change the locks?
No, changing the locks yourself would violate your lease. However, if you’d like new locks, just reach out to us. All property modifications need to be done by our trusted vendors, though any associated costs will be your responsibility.
Can staff enter my home if I’m not there?
No, unless it’s an emergency. For routine maintenance, we’ll always coordinate with you first. If you’re unavailable, we’ll give you at least 24 hours' notice before entering. However, if there’s an urgent issue like a burst pipe, we may need to enter immediately to prevent further damage.
Is renters insurance required?
Yes, renters insurance is a must. Every adult in the household is required to have coverage before moving in. Proof of insurance needs to be provided before we can hand over the keys. It’s an important way to protect both you and your belongings.
